Buy-to-let conveyancing — what you need to know

Buy-to-let purchases are not simply residential purchases with a different mortgage. There are additional tax, regulatory, and title considerations that a solicitor with investment property experience will handle correctly from the outset.

Buy-to-let mortgage conditions

Buy-to-let mortgages have different conditions from residential mortgages. We act for your lender as well as you and ensure all conditions are met before completion.

SDLT surcharge

Additional SDLT applies to second properties and buy-to-let purchases. We calculate and submit your SDLT return as part of the conveyancing process — including the correct surcharge.

Title and tenancy considerations

If the property is already tenanted, we review the tenancy agreement and advise you on any implications for your purchase — including notice periods and deposit obligations.
