What does No Completion, No Fee mean?
In most residential conveyancing transactions, if your purchase or sale does not proceed to completion, you will not be charged our legal fee. This is sometimes called a “no move, no fee” or “no sale, no fee” arrangement.
However, it is important to understand what this does and does not cover. We will explain this in full before you commit to instructing us.
What you will not be charged
- Our legal fee for work carried out up to the point of abortive transaction
- Time spent reviewing title and raising enquiries
- Time spent reporting to you on the transaction
- Time spent liaising with the other side
What may still be payable
- Search fees already paid to third parties on your behalf
- Land Registry fees already incurred
- Any disbursements already paid out
- Indemnity insurance premiums (if already obtained)
Why transactions fall through
Property transactions can fall through for many reasons — a survey revealing problems, a buyer or seller withdrawing, a chain collapsing, or mortgage issues. This is not uncommon and is not always within anyone's control.
Our No Completion, No Fee arrangement is designed to reduce your financial risk in these circumstances. We will always be clear about what is and is not covered before you instruct us.
How to protect yourself further
Some clients choose to take out conveyancing insurance to cover disbursements and other costs in the event of an abortive transaction. We can advise you on this option — we will explain it before you commit.
