What does remortgage conveyancing involve?

When you remortgage, your new lender requires a solicitor to carry out legal checks on the property and register the new mortgage at Land Registry. In many cases, your new lender will instruct us directly — but we also act for you throughout the process.

Title checks

We review the title to your property and confirm to your new lender that it is good and marketable. We will flag any issues that need to be resolved before the remortgage can proceed.

Mortgage deed

We prepare and arrange execution of the new mortgage deed. This is the legal document that creates the charge over your property in favour of your new lender.

Redemption of existing mortgage

We obtain a redemption figure from your existing lender, redeem the existing mortgage on completion, and register the discharge at Land Registry.

Land Registry registration

We register the new mortgage at Land Registry once the remortgage has completed. This is a legal requirement and protects your new lender's security.

How the remortgage process works

Instruction

Your new lender instructs us, or you instruct us directly. We send you a client care letter confirming our fees and terms before any work begins.

Title investigation

We carry out title checks and raise any necessary enquiries. We report to your new lender and to you on the results.

Mortgage deed

We prepare the mortgage deed and send it to you for signature. We will explain what you are signing and why.

04

Completion and registration

On completion, we redeem your existing mortgage and register the new one at Land Registry. We confirm completion to you and your new lender.

Remortgaging and changing ownership at the same time?

If you are remortgaging and also adding or removing someone from the title at the same time, this involves a transfer of equity as well as a remortgage. These are separate legal processes and the costs and timescales are different. We will explain this before you commit.
