What we do for property sellers

A slow or unresponsive solicitor is one of the most common reasons property sales fall through. We take a proactive approach — keeping your buyer's solicitors moving and keeping you informed throughout.

Preparing the contract pack

We obtain the title documents, prepare the draft contract, and complete the standard property information forms on your behalf — promptly, so the buyer's solicitors can start their work.

Dealing with enquiries

We respond to enquiries raised by the buyer's solicitors promptly and keep the transaction moving forward. We will advise you on any enquiries that need your input.

Resolving title issues

If any issues arise with the title — such as missing documents or restrictive covenants — we will advise you on how to resolve them and what the options are.

Exchange and completion

We handle exchange of contracts and completion — including receiving and distributing the sale proceeds and discharging any mortgage on the property.

How the sale process works

Instruction

You instruct us once you have accepted an offer. We send you a client care letter confirming our fees and terms before any work begins.

Contract pack

We prepare the draft contract and property information forms. We send these to the buyer's solicitors and deal with any enquiries they raise.

03

Exchange

Once all enquiries are resolved and the buyer's mortgage is in place, we exchange contracts. The transaction becomes legally binding at this point.

04

Completion

On completion day, we receive the purchase funds, discharge any mortgage, and transfer the net proceeds to you.
