Leasehold Conveyancing
Leasehold transactions involve additional complexity that freehold purchases do not. We will explain the risks and additional costs before you commit.
This is not standard conveyancing. A solicitor-led service means you have one point of contact who understands leasehold — not a case handler who has never read a lease.
- Solicitor-led — not a paralegal or case handler
- Specialist leasehold knowledge
- We explain the additional costs before you commit
- One point of contact throughout

Leasehold risks you need to know about
Leasehold conveyancing is more complex than freehold. These are the issues that matter — and that we will explain before you commit. A solicitor who has read hundreds of leases will spot problems that a case handler processing volume transactions will not.
Lease length
A short lease (under 80 years) can make a property difficult to mortgage and sell. We will check the lease length and advise you on the implications — including lease extension options — before you commit.
Service charges and ground rent
Leasehold properties are subject to service charges and may have ground rent obligations. We review these as part of the conveyancing process and report to you on the amounts and any escalation clauses.
Management company information
We obtain a management pack from the freeholder or managing agent, which includes accounts, insurance, and planned works. This can reveal significant future costs that affect the value of your purchase.
Onerous lease terms
Some leases contain terms that restrict what you can do with the property, require landlord consent for alterations, or impose other obligations. We will identify and explain any onerous terms before you exchange.
Leasehold supplement
Leasehold transactions involve additional legal work compared to freehold. There is a leasehold supplement on top of our standard legal fee. We publish typical fees and explain what is included and what may not be included on our Fees & Transparency page. We will confirm the exact supplement in your written quote before any work begins.
