Leasehold risks you need to know about

Leasehold conveyancing is more complex than freehold. These are the issues that matter — and that we will explain before you commit. A solicitor who has read hundreds of leases will spot problems that a case handler processing volume transactions will not.

Lease length

A short lease (under 80 years) can make a property difficult to mortgage and sell. We will check the lease length and advise you on the implications — including lease extension options — before you commit.

Service charges and ground rent

Leasehold properties are subject to service charges and may have ground rent obligations. We review these as part of the conveyancing process and report to you on the amounts and any escalation clauses.

Management company information

We obtain a management pack from the freeholder or managing agent, which includes accounts, insurance, and planned works. This can reveal significant future costs that affect the value of your purchase.

Onerous lease terms

Some leases contain terms that restrict what you can do with the property, require landlord consent for alterations, or impose other obligations. We will identify and explain any onerous terms before you exchange.
