What Fixed Fee Conveyancing Means
Fixed fee conveyancing means the legal fee quoted to you at the outset is the legal fee you pay at completion — regardless of how much work your transaction involves. There are no hourly rate supplements, no unexpected charges for additional correspondence and no bill inflation if your transaction takes longer than expected.
This is different from how many solicitors have historically charged. Under a time-based billing model, the more correspondence, the more complications, the more your bill grows. Fixed fee conveyancing removes that uncertainty entirely.
What Is Included in the Fixed Fee
Our fixed fee covers all professional legal work on your transaction from instruction to completion.
Contract review and enquiries
Reviewing the contract pack, raising enquiries with the seller's solicitors and responding to any enquiries raised by the buyer's solicitors.
Property searches
Ordering and reviewing local authority, drainage and environmental searches. Reporting to you on any issues arising.
Mortgage lender reporting
Reporting to your mortgage lender on the title and transaction, satisfying their requirements and obtaining their approval to proceed.
Exchange and completion
Handling exchange of contracts, transferring completion funds and registering your title at Land Registry.
SDLT return
Preparing and submitting your Stamp Duty Land Tax return to HMRC following completion.
All correspondence
All telephone calls, emails and letters throughout the transaction — included in the fixed fee with no additional charge.
Disbursements — third-party costs quoted separately
Disbursements are third-party costs paid on your behalf — such as local authority search fees, Land Registry fees, electronic transfer fees and Stamp Duty Land Tax. These are not our charges and are not fixed by us. We quote them transparently alongside our legal fee so you can see the full expected cost of your transaction before you instruct us. We will always tell you before incurring any disbursement on your behalf.
Fixed Fee With a No Completion No Fee Guarantee
Our fixed fee conveyancing comes with a no completion no fee guarantee. If your transaction does not complete for any reason — chain collapse, seller withdrawal, mortgage offer expiry — your legal costs are capped at the £150 + VAT onboarding fee paid at the start of your instruction.
You will not receive a further invoice for our professional time, however much work has been done on your matter. This means you carry no financial risk on our fees if the unexpected happens.
