What does a conveyancing solicitor actually do when I buy a house?
Your conveyancing solicitor handles all the legal work involved in transferring ownership of a property from the seller to you. That includes: checking the title (making sure the seller actually owns what they are selling), ordering searches (to check for planning issues, flood risk, drainage, and local authority matters), reviewing the contract, raising questions with the seller's solicitor, reporting to your mortgage lender, exchanging contracts (the point at which the sale becomes legally binding), and completing the purchase. They also register your ownership at Land Registry and submit your Stamp Duty return to HMRC.
What is the difference between a conveyancer and a solicitor?
A licensed conveyancer is a specialist in property law but is not a qualified solicitor. A solicitor is a fully qualified lawyer who can advise on a wider range of legal issues — including problems that sometimes arise during a property transaction, such as boundary disputes, title defects, or issues with planning permissions. At PDA Law, your matter is handled by a qualified solicitor, not a paralegal or licensed conveyancer.
Why do some conveyancing firms seem much cheaper than others?
The cheapest firms often use a high-volume, factory-style model where your file is handled by a paralegal with minimal solicitor oversight. They may also add charges once the work has started — for things like leasehold supplements, bank transfer fees, or "file handling" charges. Our fixed fee includes everything we can foresee. We are not the cheapest option, but we are transparent about what you will pay.
Do I have to use the conveyancer my estate agent recommends?
No. Estate agents often recommend conveyancers they have a referral arrangement with — meaning the conveyancer pays the agent a fee for the introduction. You are free to choose any SRA-regulated solicitor or licensed conveyancer. We recommend getting at least two quotes and checking what is included in each.
How do I know if a conveyancing solicitor is regulated?
Solicitors are regulated by the Solicitors Regulation Authority (SRA). You can check any firm on the SRA register at sra.org.uk. PDA Law is SRA-regulated. Our SRA number is available on our regulatory page. Licensed conveyancers are regulated by the Council for Licensed Conveyancers (CLC).
Can you act for me if I am buying in the North West but I live elsewhere?
Yes. We act for buyers and sellers across England and Wales regardless of where they live. The vast majority of our conveyancing is handled remotely — by email, phone, and secure online document signing. You do not need to visit our Chester office unless you want to.
What is exchange of contracts and why does it matter?
Exchange of contracts is the point at which the sale becomes legally binding. Before exchange, either party can withdraw without penalty (though you may lose costs already incurred). After exchange, if you pull out you will lose your deposit (typically 10% of the purchase price). Your solicitor will not advise you to exchange until all searches are back, the mortgage offer is in place, and all enquiries are resolved to their satisfaction.
What happens on completion day?
On completion day, your solicitor transfers the purchase money to the seller's solicitor. Once the seller's solicitor confirms receipt, the estate agent releases the keys. You are now the legal owner. Your solicitor then registers your ownership at Land Registry and submits your Stamp Duty return. The whole process on completion day usually takes a few hours.
